Why Section 8 beat every other strategy I looked at

Most people trying to break into real estate stall out picking between two losing plays: pay big city prices and bleed money every month praying values climb, or chase whatever the loudest voices online are pushing this quarter.

I do neither.

I buy plain, sturdy homes in the Midwest, markets most investors never even glance at, for $50K to $100K. With financing in place, that usually works out to about $20K out of pocket.

Then I place Section 8 tenants in them. The local housing authority sends me the majority of the rent every month through a HAP contract, and the tenant covers a small slice of what's left.
